BC Financial Services Authority Real Estate Trust – Accountant’s Reports

As a real estate broker in British Columbia, you are required to file an annual accountant’s report. Part B of the BCFSA accountant’s report must be completed by a licensed CPA registered in British Columbia, within 120 days of the brokerage’s fiscal year end.

I specialize in preparing these reports so that real estate brokers remain compliant with the regulations of the BSFSA.

I will diligently review your financial records as required, ensuring that all relevant financial information is properly reported. I will then prepare the accountants reports in accordance with BCFSA requirements, providing you with the necessary documentation to demonstrate your compliance.

Law Society Trust – Accountant’s Reports

All law firms in the province of British Columbia, must comply with the regulations and standards set by the Law Society of BC, “LSBC”.

The rules of the LSBC mandate your law firm to engage an external accountant to complete and independently submit, “Part C” of the Trust Report to the LSBC in certain scenarios.

The external accountant must be licensed and practicing in the province of B.C. with a valid review license.

There are 3 scenarios in which the LSBC requires a law firm with a trust account, to engage an external accountant.

Law Society Trust

Scenario 1

For 2 consecutive years after the inception of a trust account, you must engage an external CPA to complete and submit, “Part C,” of the Trust Audit Report. The trust report will include all of the trust accounts open at the law firm.

Scenario 2

At their discretion, the LSBC may require a law firm with one or multiple trust accounts to engage an external CPA. The LSBC will stipulate which trust accounts will be covered under the Trust Audit Report.

Scenario 3

When a law firm is closing down their practice, the firm will be required to hire an external accountant to complete and submit, “Part C,” of the Trust Audit Report for all of the trust accounts at your firm.
